The master plan proposes an architectural-planning and volumetric solution for the placement of a shopping complex with social and cultural facilities, taking into account the existing development adjacent to the construction site.

Functional zoning of the territory was carried out during the development of the master plan, taking into account the projected elements of construction and landscaping. The main zones were identified as follows:

– Zone for the placement of the Shopping Center;

The central facade of the building is oriented towards the West. This is dictated by the optimal use of the land plot and the preservation of the commercial attractiveness of the remaining territory of the complex.

– Zone for the placement of engineering support structures, which include: a transformer substation 6/0.4 kV with a capacity of 2×630 kVA; a diesel generator with a capacity of 500 kW; a fire reservoir with a volume of V = 345 m3; a cabinet distribution point with a gas consumption metering unit;
– Zone for the placement of an advertising pylon;
– Zone of transport and pedestrian connections, divided into functional subzones: approaches and entrances to the shopping complex (along the territory adjacent to the construction site); internal driveways; parking lots;
– Areas for household and production waste.

The shopping complex with social and cultural facilities is oriented towards wholesale trade of food and non-food products through self-service technology and is classified as specialized retail enterprises serving customers with cards.

Thus, the technological and technical parameters for the building of the shopping complex, the trading technology, the number of parking spaces for vehicles, and the engineering support of the facility are determined based on the experience of operating existing Metro Cash & Carry shopping centers.

The composition of premises of the shopping complex with social and cultural facilities includes:

– Production purposes (receipt, processing, preparation, and sale of goods);
– Administrative (for administrative and managerial staff);
– Household (for service personnel);
– Energy and sanitary purposes.

Production premises are divided into four main zones:

– Customer entry and exit zone;
– Goods reception and processing zone;
– Zone for the sale of food products;
– Zone for the sale of industrial goods.

The goods reception and processing zone is divided into:

– Fresh produce receiving department (sausage products, dairy and fermented milk products);
– Raw poultry meat products receiving department;
– Industrial goods receiving department;
– Fish and fish products receiving department;
– Fruit and vegetable receiving department.

On the ground floor, areas for mass customer visits, delivery, and preparation of goods for sale are designed:

– Fruit and vegetable section;
– Fish products section;
– Fresh produce section;
– Meat products section;
– Alcoholic beverages section;
– Tobacco products section;
– First-aid station;
– Bank with a separate entrance;
– Office premises;
– Technical and special premises of engineering services necessary for the flawless operation of engineering equipment systems and security systems.

Access to premises intended for visitors is provided directly at ground level, bypassing stairs and other obstacles that impede movement, with convenient approaches and optimal dimensions that take into account the capabilities of all visitor categories.

For visitors belonging to less mobile population groups, specially equipped cabins are provided in the restrooms.
